Plan is under way to separately allot lands and implement the projects for agricultural, livestock breeding, hotel and industrial zones, based on different types of investments, according to Directorate of Investment and Company Administration (DICA).

According to the statement by the DICA, for instance, industrial clusters cover the petrol chemical cluster, the auto parts manufacturing cluster, electrical equipment cluster, mine and jewellery cluster, packaging cluster, textile and garment cluster and foodstuff cluster.

Even though Myanmar Investment Commission is working to increase investments, investors are facing difficulties in the land management.

Investors are facing difficulties in hiring the ministry-owned lands as they don’t know to whom they will contact. At the same time, they have to pay higher rental fees asked by land owners when they hire private-owned land. So investors hire land under the short-term contracts. There is no guarantee for the investors who want to hire lands under the long-term contracts. They also face the problems such as rising land rental fees. There are limitations for them to hire some lands under the long-term contracts.

Investment promotion faces other challenges. Global demand may have negative impacts on exports and export-oriented FDI. Another loss of investments is the natural disaster caused by extreme weather conditions.  

Lack of infrastructure in the local economic environments is one of the most worrying hindrances. Especially, the insufficient supply of electricity, logistics and assistance to industrial sector are the major hindrances, according to the Myanmar Investment Promotion Plan (MIPP).
