On March 25, the Kamayut District Court lowered the reserve price for the auction of Compound No. (54) on University Avenue in Yangon, where Daw Aung San Suu Kyi once lived, from 297 billion kyat to 270 billion kyat, according to sources close to the court.
The third auction of Compound No. (54) was held on February 5, 2025, with a reserve price of 297 billion kyat, but no bidders participated.
Following this, U Aung San Oo, Daw Aung San Suu Kyi’s brother, petitioned the court to reduce the reserve price from 297 billion kyat to 270 billion kyat. The court accepted his request and adjusted the price accordingly.
It is learned that Daw Aung San Suu Kyi’s legal team will file for a revision of the Kamayut District Court’s decision.
The first auction of Compound No. (54) was held on March 20, 2024, with a reserve price of 315 billion kyat, but no buyers came forward. After the failed auction, U Aung San Oo requested the court to lower the reserve price to 285 billion kyat. Instead, the court reset the price at 300 billion kyat and held a second auction on August 15, 2024, which also saw no bidders.
Subsequently, U Aung San Oo applied to reduce the reserve price from 300 billion kyat by 10 billion kyat. However, the court only agreed to lower it by 3 billion kyat, setting it at 297 billion kyat for the third auction.
Compound No. (54) spans 1.923 acres (83,765.88 square feet).
The property originally belonged to Daw Khin Kyi (Daw Aung San Suu Kyi’s mother). In 2016, the Yangon West District Court ruled that the compound should be divided between Daw Aung San Suu Kyi and U Aung San Oo, with the former receiving a two-story house and half the land, and the latter receiving a one-story house and the other half of the land.
However, U Aung San Oo contested the ruling, demanding that the entire compound be auctioned off and the proceeds split equally. His appeal was rejected, and the original division order was upheld.
Dissatisfied with the final court ruling on the inheritance case, U Aung San Oo filed an appeal with the Union Supreme Court on October 17, 2018, which was dismissed on December 12, 2018.
He then filed a special appeal with the Union Supreme Court on January 11, 2019. On August 22, 2022, the court revised its decision, granting U Aung San Oo’s request to auction the entire property and divide the proceeds equally.
