Myanmar buyers rank second in Thailand condo purchases amid rising demand

According to a report by The Nation, Myanmar citizens ranked second in purchasing condominiums in Thailand during the first quarter of 2025.  

Data from the Real Estate Information Center (REIC) indicated that while condo sales slowed slightly in the first three months of the year, Chinese buyers remained the top purchasers. Myanmar nationals followed in second place, with Russian buyers coming in third.  

Due to global economic instability and cautious consumer behavior, foreign condo transfers in Thailand totaled 3,919 units in the first quarter, amounting to 16.39 billion baht, according to REIC.  

The report noted that foreign ownership in Thailand's real estate market remained stable at 29.3% of total transactions, though this marked a slight decline compared to the same period last year.  

The share of condo purchases by Myanmar nationals increased by 12%, securing them the second spot. This rise was attributed to Bangkok's economic growth and housing demand from Myanmar investors.  

A previous report by the Bangkok Post highlighted that condo purchases by foreigners in the first quarter of last year had already surpassed the total for all of 2023.  

In 2022, Chinese, Russian, American, British, and French nationals dominated condo purchases in Thailand, with Myanmar buyers ranking sixth in volume but third in total transfer value, trailing only China and Russia.  

Since then, Myanmar nationals' condo purchases in Thailand have steadily risen. By the first half of 2024, they overtook Russian buyers—who had held second place for years—positioning themselves just behind Chinese buyers, as reported by the Bangkok Post.
