Property prices in Dala have increased following the opening of the Dala Bridge, but actual sales remain limited, according to several real estate agents.
“Along the main road, prices are now considered high. Some owners are asking around 500,000 kyats per square foot. There are inquiries, but transactions are not happening as much as expected,” said a veteran real estate agent.
Most land in Dala Township consists of farmland, though there are also plots with official land grants. Reports indicate that prices for both granted land and farmland have risen since the bridge was completed.
“Prices have gone up for both granted and non-granted land after the bridge was finished,” a local resident said.
Along the main road near the bridge exit, a 40-by-60-foot plot is now reportedly being priced at tens of millions of kyats, according to real estate agents.
“People are quoting higher prices regardless of whether sales happen or not. Some are simply inflating prices. The market situation is more speculative at the moment,” another agent said.
Since the bridge opened, land prices in Dala have surged, with roadside plots now starting at tens of millions of kyats. The township has also become a popular focus in the current property market.
The Dala Bridge, now the largest and longest steel cable-stayed bridge of its kind, was officially opened recently. For safety reasons, certain types of vehicles are not allowed to cross.
The opening ceremony was held on the morning of February 6 and was attended by Senior General Min Aung Hlaing, Acting President and Chairman of the State Security and Peace Commission.
